This two-family residence is located in San Francisco’s Mission District. Built from the ground up, the beautiful 4 story building features 2 condominium units, each with over 2000 sq. feet of modern living space. The front façade is rendered in the Italianate Victorian style to blend with its context.
The lower unit features 12-foot ceilings and an open plan, creating a loft-style living room, which opens onto a private rear yard garden. The upper unit features a 2-story living room with a mezzanine that connects the public spaces to a large south facing roof deck with city views.
The building features many "green" materials and systems including: solar-photovoltaic electricity, solar-hydronic radiant floor heating, sustainably harvested bamboo flooring, durable fiber cement siding, engineered structural lumber, composite wood fencing/decking, high volume fly ash concrete and low VOC paints and caulks.
