Checklist for planning new construction or renovation

As you begin the journey, you'll take stock of your dreams and goals. You'll evaluate your home or business, visit dazzling showrooms, learn arcane construction lingo, and perhaps "do battle" with pesky neighbors or building officials. Here are some tips to make the process run more smoothly:

Phase Activities
Work with Licensed Professionals
  • Hire a licensed architect with experience in projects similar to yours—one who can clarify your needs, your dreams, and your budget.
  • Work with a licensed contractor whose knowledge of materials and methods has been gained by years of experience.
  • Get references and check them.
Get a Well-Written, Detailed Contract
  • Be sure your contractor is licensed and carries adequate insurance.
  • Include details of what the contractor will and won't do, such as protect your personal property surrounding the job site, daily cleanup, and more.
  • Make sure you clearly understand all the terms of the contract.
  • Never sign an incomplete contract.
  • Know your rights, including that you have three days to cancel a contract after signing.
Consider Design and Function
  • Collect images of places, rooms, materials and colors that appeal to you.
  • Think about your current and future needs regarding, for example, your growing family.
  • Identify layout and circulation preferences, storage needs, and more.
