Once the contract between the architect and the owner is negotiated and signed, the following design phases are implemented:

- Review design proposals with owner.
- Owner asks questions. (This is the best time to make major changes.)

| Design Development |
- Owner and architect work together to select and specify all building
materials and components.
- Architect outlines specifications.
- Architect prepares documents for owners submittal to regulartory
agencies, i.e. planning department.

| Construction Documentation
|
- Architect prepares drawings and specifications for construction.
- Architect advises owner regarding the construction contract.
- Architect assists the owners in securing permits.
- Architect coordinates with other design professionals e.g. structural
engineer, landscape architect, etc.

| Bid Administration or Negotiation |
- Architect answers questions of design intent from bidding contractors.
- Architect advises owner during bid evaluation.
|
| Construction Administration |
- Architect attends regular construction meetings and reviews construction
for adherence to design specifications.
- Architect clarifies and interprets construction documents, where needed.
- Architect coordinates project’s close out.
